When is an Energy Performance Certificate required?
Every new building in the UK requires a certificate when it is constructed and most existing buildings will need one when it is offered for sale or lease from 4th January 2009.

How Long is an EPC valid for?
10 Years, however if there are significant improvements to the property a new EPC will be required.

Do all buildings require an EPC?
In simple terms the answer is yes. There are a few exemptions including churches, very small detached buildings and agricultural buildings but generally most commercial buildings require EPC’s.

When is an EPC Required?
An EPC is required to be in place before the commencement of marketing and must be made available at the point of either distribution of sales particulars or upon a viewing of the property, whichever is the sooner.

Who can produce an EPC?
EPC’s can only be produced by accredited assessors who have undertaken the necessary training and successfully completed the course and exam. DWA has a nationwide team of accredited surveyors who are happy to help.

How much will it Cost?
The cost depends on the type of building, its size and complexity. An accurate fee quote can be provided when all relevant information is collated.

What happens if I do not have an EPC?
The marketing of your property and your transaction is likely to be delayed whilst an EPC is obtained. Enforcement of the appropriate Regulations lies with Trading Standards and fines up to £5000 are applicable for non compliance.
