What is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) gives owners and occupiers of buildings better information about the carbon dioxide emissions from their buildings. The EPC will include an Energy Efficiency Rating, an Environmental Impact Rating and will also offer guidance on how to make the property more energy efficient.
When is an EPC required?
This is required when a property goes on the market. It will form part of the Home Report. All homes must be sold with an EPC after 4 January 2009 even if they were on the market prior to 1 December 2008.
How long is an EPC valid for?
10 years, however if there are significant modifications to the property, a new EPC will be required.
Do all buildings require EPCs?
In simple terms the answer is yes with a few minor exceptions.
Who can produce and EPC?
EPCs must be carried out by an accredited Energy Assessor. DWA have a team of qualified assessors throughout the UK who can provide EPCs.

What happens if I do not have an EPC?
Your transaction may be delayed whilst an EPC is obtained and the legislation has provision for penalties for non-compliance.
